Novato Mission Lodge Project Website

2019-09-11T18:35:04+00:00October 10th, 2012|

The Mission Lodge Hotel site, currently a small 18-unit apartment complex in the heart of downtown Novato has outlived its useful life. The old building constructed over 60 years ago has deteriorated to where reconstruction and maintenance are no longer viable options to sustain the building. The Owner has pursued selling the property over the past seven years but the risk of purchase (to a buyer) without guaranteed approvals for a new development devalues the property substantially. Maintaining ownership and self-redevelopment of the property makes the most financial sense for the Owner. It also will yield a better product for the Community as the current Owner can more afford to develop amenities that a new buyer cannot. The Owner has been an investor in apartments for more than 30 years and therefore has the experience to redevelop the Mission Lodge site with new apartments. For a variety of reasons development of new senior apartments makes sense for this property so Architectural Dimensions has gone to work on research, discovery and design to find a development solution for his reinvestment in the property.

Oakland Army Base: A letter to President Obama

2019-09-11T18:35:17+00:00July 24th, 2012|

Dear President Obama, The people of Oakland would like to welcome you back to our town. You may have heard about a few things happening in Oakland since your last visit: hundreds of families pushed out of their homes by foreclosure; the still-too-high incarceration rate for young people and the even higher drop-out rate; our high-profile local Occupy movement that captured the hearts and minds of thousands. But what you might not know is that one of the most innovative development deals of the decade is happening here in Oakland... Continue Reading

Fox Theater California Redevelopment Association

2019-09-11T18:36:06+00:00February 5th, 2012|

On February 5, 2009, the Bay Area celebrated the grand reopening of the historic Fox Oakland Theater in downtown Oakland. First opened in 1928, it served as a movie theater, vaudeville house and live theater venue for many years. But, like most inner city theaters, it fell victim to the times and closed in 1973. The Oakland Redevelopment Agency purchased the blighted, vacant theater in 1996. The Agency invested $50 million in equity and loans for its renovation. The project also received $36 million in state and federal grants, Historic and New Markets Tax Credit equity, and private capital financing. The result is a mixed-use project, which includes a fully-restored 3,000-seat performing arts theater, a new home for the Oakland School for the Arts, and a restaurant and bar. Coupled with the historic Paramount Theatre located two blocks away, the Fox Theater is anchoring Oakland’s emerging Uptown Arts & Entertainment District, bringing new life to Oakland Continue Reading

Could 2012 be the year of the Army Base? Phil Tagami, managing partner of investment group, thinks so. Download Article

Fox Theater Traditional Building Magazine

In October 1928, when the Fox Theater first opened its doors in Oakland, CA, thousands came to experience Hollywood's newest innovation: talking films. Audiences for Howard Hawks's The Air Circus and an accompanying live stage show found themselves inside an enormous, dazzling fantasy palace. The buff brick and terra-cotta building was a lively collision of Moorish, Indian, Medieval and Baghdadian influences, with a massive polychrome dome, endless decorative plaster and paint, wood graining, gilding and even a pair of statues, which everyone called the "Buddhas," flanking the stage.
