Grand Opening: Hilton Garden Inn Burbank

Enjoy a modern, boutique style Hilton Garden Inn in Burbank S. San Fernando Boulevard and E. Verdugo Avenue The team at Architectural Dimensions had the pleasure of working with OTO Development and Driver Urban Construction to bring Hilton Garden Inn to downtown Burbank, California. The site is located in a rejuvenated City core, blocks from large media and entertainment film studios. Existing buildings were demolished and new utility spines were installed to support development of the new six-story building over an underground parking structure. Centrally located, the new hotel has many great internal amenities that tie to neighboring shopping and dining. The 104,000 sf, ‘U’ shaped building design includes meeting rooms, a library, restaurant, bar, breakfast buffet area and an outdoor private third level courtyard pool. The first floor at street level is convenient to guests and visitors within short walking distance to some great shops and restaurants. The building fills its site with facades close to the street that include some unique design elements that give the building a vertical emphasis. Construction Nearing Completion for the New Virgin Hotel in San Francisco Like the rest of the Bay Area, San Francisco's hotel market is gaining speed and Architectural Dimensions is at the forefront of many new projects around the area. Among those projects is a new Virgin Hotel in San Francisco just a few blocks from downtown and Market Street. We are the Project Architect for the recently announced new Virgin Hotel in San Francisco. Located South of Market just steps from Yerba Buena Gardens, Virgin Hotels San Francisco will feature 196 Chambers and Grand Chamber Suites; multiple dining and drinking outlets, including the brand's flagship space, The Commons Club; a coffee shop; numerous meeting spaces; and a rooftop bar. The new Virgin Hotel sits across from a newly constructed BART terminal on the corner of 4th Street and Clementina. Built on the site of a now-demolished building, the hotel will have 12-stories and have approximately 78,000 sq. ft. of floor area. The glass, stone and metal facade reflect contemporary materials that are commonly seen on Virgin Hotels. In the News: Woodland Hills Ventura Hotel

Architectural Dimensions was recently featured in the Los Angeles Daily Times for its involvement in an 8-story Ventura hotel proposed to replace a now vacant restaurant, a building that has been the demise of many businesses. The site is unique in the fact that it sits on top of a centrally located hill, an area where urban and residential sprawl come together. Current zoning specifications and ordinances do not typically allow for buildings of this type, but there is gaining community support for the project. As it sits today the site is an eyesore wrapped in graffiti and chain link, an image the community desperately wants to change. In designing the spaces for this project, putting the community first was of utmost importance. We wanted to create spaces that could be at the center of celebration and gathering. The building's shape allowed for many unique and intimate spaces including; A large banquet and meeting area, a local restaurant, 2 rooftop bars both with stunning views, secluded pool deck and underground parking all utilize the site to its entirety. Getting into San Francisco’s Hotel Market is Tough, But Well Worth it Written By: Julie Littman Originally Seen on BisNow.com San Francisco is a difficult hospitality market, but very few hoteliers regret getting into it. Hoteliers, investors, designers and developers gathered in San Francisco during a Bisnow event to discuss how hotels get developed in the city and where they expect opportunities in the years ahead. Turner & Townsend Trestle associate director Edd Burton, Architectural Dimensions president Jim Heilbronner, Marriott VP lodging development Robert Sanger and Hyatt Hotel VP of real estate and development Chris Dobbins discussed what makes San Francisco a difficult hospitality market and how they work around many of the regulatory, construction and cost issues they face. Architectural Dimensions president Jim Heilbronner said the biggest challenges to getting a hotel off the ground come from the entitlement and permit processes and the restrictions developers face. All of the fees add up, too. Jim said hoteliers can expect to pay about $20k/key in fees costing upwards of $2M for a 100-room hotel. One Marina Hotel – Redwood City, CA

AD is currently designing this 5-story, 184,000 SF, 177 room hotel in Redwood City, California. The existing site is 2.83 acres and includes numerous easements and dedication which decrease the usability to 1.5 acres coupled with a high water table. To overcome this, AD has designed the hotel to be structured above grade. Approximately 15,000 SF of the first floor will be comprised of the lobby, lounge, administrative offices and other support areas. The second floor will be used for parking with the guestrooms and amenities occupying the top three levels. The proposed structure will utilize a 2-story concrete podium with a wooden frame. The exterior design uses wood siding, concrete and stucco which compliments the adjacent residential development. The site design also includes extensive improvements to esplanade and pedestrian access along Redwood Creek.

Springhill Suites – San Bruno, CA

Here are the latest renderings of the new Springhill Suites designed by AD in San Bruno, California. This 5-story, 148 deluxe guestroom hotel will consist of over 150,000 SF of indoor and outdoor meeting space and amenities. Included in the design are a restaurant and lounge as well as an outdoor pool and sundeck. A private courtyard is provided by the unique shape of the hotel, perfect for outdoor meetings. This welcoming hotel will entice visitors from San Francisco as well as serving as a local amenity to citizens of San Bruno.
